Assumption of Risk

Guest acknowledges that use of The Oasis Fresno property (Angus & Mariposa) and all amenities — including but not limited to the pool, spa, water features, arcade and game room equipment, outdoor games, and general premises — involves inherent risks of injury, including but not limited to slipping, drowning, falls, and equipment-related injury.

Use of pool and spa is at Guest's own risk. No diving, running, or rough play.
Children must be supervised by an adult at all times, especially around the pool and spa.
No glass in or around pool/spa areas.
Do not tamper with pool, spa, or game room equipment.
Report any pool, spa, or equipment issues immediately.

Occupancy Limit

No more than 25 people are permitted on the property at any time, including overnight guests, day guests, and visitors combined. Exceeding this limit is a safety hazard and a violation of this waiver, and may result in immediate termination of stay without refund.

Parking

Parking is limited to 3 vehicles in the driveway, plus up to 3 additional vehicles on the street, for a maximum of 6 vehicles total. Guest is responsible for communicating this limit to their party in advance.

Release of Liability & Indemnification

By signing this waiver, Guest agrees to release, discharge, indemnify, and hold harmless the Owner of The Oasis Fresno properties from any and all claims, demands, damages, or causes of action arising from injury, illness, death, or property loss or damage sustained by Guest or any member of Guest's party while on the property, except where caused by the Owner's gross negligence or willful misconduct.

This release applies to the signing Guest and all members of Guest's party present at the property during the stay, including any minors. Guest represents that they have full authority to sign this waiver on behalf of their entire party, including any minors.

Property Care

Guest agrees to treat the property and its amenities with care and respect and to report any damage or safety issues immediately.
Guest is responsible for damage caused by Guest, registered guests, visitors, invitees, or minors under Guest's supervision.

Medical Treatment Authorization

In the event of an injury or medical emergency involving Guest or a minor in Guest's party, Guest authorizes the Owner or property representatives to contact emergency services and/or the emergency contact listed above. Guest understands the Owner is not responsible for providing medical care.

Camera Disclosure

Exterior cameras may be present for safety and property protection. No cameras are located inside the home or in private areas. Cameras are not actively monitored and are reviewed only in the event of a neighbor disturbance, complaint, or safety/security issue. Guests are not permitted to tamper with, move, block, cover, or disable any exterior cameras. Doing so is a violation of this waiver and may result in immediate termination of stay and/or additional charges.

Governing Law & Venue

This waiver shall be governed by the laws of the State of California. Any dispute arising from this waiver shall be resolved in Fresno County, California.

Entire Agreement

This waiver constitutes the entire liability agreement between the parties regarding assumption of risk and release of claims, and supersedes any prior verbal or written understanding on this subject.

5. Guest Acknowledgments

I understand that use of the pool, spa, and game/arcade equipment carries inherent risk of injury, and I assume that risk for myself and my party.

I release, indemnify, and hold harmless the Owner from claims arising from use of the property or its amenities, except in cases of gross negligence or willful misconduct.

I understand that no more than 25 people are permitted on the property at any time, including overnight guests, day guests, and visitors combined.

I understand parking is limited to 3 vehicles in the driveway plus up to 3 on the street, for a maximum of 6 vehicles total.

I have full authority to sign this waiver on behalf of my entire party, including any minors, and I am responsible for their supervision.

I understand exterior cameras are present and are reviewed only for a neighbor disturbance/complaint or safety/security issue, and I agree not to tamper with, move, block, or cover any camera.

I authorize the Owner to contact emergency services and/or my emergency contact in the event of an injury or medical emergency.
